Remodeling older homes can be fabulous but it needs to be well thought out and planned. You could be living with old wiring, old plumbing, or inefficient insulation and windows just to name a few things. Plus, you can remodel a home with 21st century updates and preserve the original charm. So when you finally decide to make that commitment, here are a few things to look out for when remodeling an older home and how you can prepare, coming from an experienced San Antonio based home remodeler and designer!
Preserve the character.
It’s important to preserve the character of the house while bringing it into the 21st century. For example, wood floors. Instead of replacing a wood floor completely, if possible, refinish the original hard wood. If replacing, match the plank wood and tone as close to the original as you can. Go for a matte or satin finish. Leave out the high gloss.
Energy and comfort upgrades.
If you’re going to upgrade your home, make sure you get a return on your emotional investment with upgrading to a greener efficiency. Add in a tankless water system or blown-in insulation. Upgrade your HVAC system and add in some much-needed LED lighting. Who said aesthetics couldn’t be efficient?
Windows.
If replacements are necessary, which we suggest, go with wood or wood clad to match the era of the home. Old windows aren’t very efficient and it’s more expensive to restore than to replace. Your energy bills could definitely improve!
Cabinets and countertops.
Shaker and inset cabinets are very much in the 20’s era. Choose colors in the appropriate tones—natural, wood, cream, and soft tones will definitely help match your old home while uplifting it to a new era. For countertops specifically, definitely do not go for shiny or glossy. Soapstone, marble, or honed granite are great options.
20’s era tile.
Black and white were classic colors in the 20’s, but you’re not limited here. To stay true to the era, go with a vintage dot design on the floor. Hex tile shape or penny tiles also look great. Mix with a classic subway design and it’s still timeless.
Period style plumbing and lighting fixtures.
If you have room, a clawfoot tub will really accentuate the era of the space while giving it a whole new feel; modern works just as well for a juxtaposition! The great thing with plumbing and lighting is that you can find brand new lights and plumbing fixtures that look vintage! Try for period style finishes—we recommend polished nickel.
